Is your roof’s Tile Valley leaking when it rains?

Southwest Florida’s unpredictable weather and flash storms can cause a sudden rush or accumulation of rainwater through your roof valleys and rain troughs. When this happens, water can sometimes be forced into the underlayment and into unprotected areas which could uncover leaks or issues that you were previously unaware of. Since these areas endure extra abuse, they are more prone to deterioration and leaks than the rest of the roof.

For safety, it is always recommended that you have another person along with you when mounting a ladder or roof to check for damage. You will also need a tall and sturdy ladder in order to do some initial investigating.

Once you approach the roof, check for any active leaks and see if you can find the source. If you can do so safely, remove any debris in the roof valley and check the condition of the water shield or barrier underneath. If you are able to identify the source of the leak, you may temporarily place a tarp to prevent any further damage. You will want to use a long tarp that will run all the way from the top of the roof down to the bottom and use sand bags to hold it in place. Do not use nails or screws to secure the tarp as this only introduces additional holes and leaks.

The Trademark Process

  1. 1 Inspection
    First, we will inspect the roof and locate the problem areas.
  2. 2 ‘Before’ Pictures
    During our inspection, we will take detailed pictures in order to show you the damaged areas or spots in need of repair.
  3. 3 Temporary Repair
    On some occasions, shingles or supplies will need to be purchased in order to make the final repairs. Until then, we will temporarily secure the problem areas to prevent any further damage from occurring.
  4. 4 Full Repair
    To repair a tile valley, we first remove all of roofing tiles 3 inches out from each side of the valley. Once the tile valley has been cleared of material, dust and debris, we will closely inspect the plywood decking for any rotting, and replacing pieces as necessary. Next, we apply an asphalt spray primer over the length of the valley in order to prepare the roof for new covering. Once dry, we install a UV rated cap sheet over entire length of the valley. To secure the perimeter of the repair, then use Simplex nail fasteners and modified tar bitumen. Next, we also apply a fiber mesh tape around the perimeter to prevent any future cracking of repair. Lastly, we reinstall matching roof tiles using polyurethane foam adhesive.
  5. 5 ‘After’ Pictures
    After the tile valley repairs have been completed, additional photos will be taken that will ensure the homeowner of the repairs.

How Long Should the Tile Roof Last?

Concrete or Clay tiles have a lifespan anywhere from 20-50 years, depending on various factors. Some of these factors include initial installation, exposure to extreme temperatures, wind, maintenance, the quality of product installed, etc.
