ROOFING SEALANT ADVANTAGES

Avoid Roof Replacement

The biggest advantage to sealing and coating your existing roof is that it can extend the life and delay the need for a replacement for many years. Prior to applying, any minor repairs or leaks are mended and then the roof is completely sealed. If the materials are properly maintained, re-coating can be performed every 5-10 years in order to continue to protect the original materials and prolong the life even further.

COST EFFECTIVE

Compared to a replacement, the cost and installation time are significantly less as you do not have to remove and dispose of old materials and can be performed by a smaller crew.

REFLECTIVE

Southwest Florida’s intense exposure to the sun all year round can cause a roof to deteriorate prematurely. A coating will help to protect it from harmful and damaging ultraviolet (UV) rays. The reflective quality will also direct heat away from your building or home, keeping it cooler inside.

WEATHERPROOF

Since our clear roof sealant is applied over every surface of your roof including pipes, hatches, corners and seams, it is completely sealed and therefore becomes water and weatherproof. Even sloped areas that are prone to sitting water will hold up to the harsh environment and prevent leaks or deterioration that would otherwise occur.

REDUCED COOLING COSTS

Once applied, the temperature of your roof’s surface will decrease, which will also cause a reduction of temperatures inside your building or home. The average property owner experiences a decrease of about 7-10 degrees with our ENERGY-STAR rated material. This will significantly reduce the load on your air conditioning system. In turn, the costs of running your HVAC system will go down as it will not need to run as long or as often, especially during the daytime and summer months.

ENVIRONMENTAL IMPACT

It is estimated that 40% of all construction waste entering the landfill are related to roofing materials. Preserving and maintaining your existing roof eliminates or prolongs the need to tear off and dispose of these old materials. This significantly reduces landfill waste which contributes to a better environment for all of us.

FADE RESISTANT

As a home or building ages, the color of your roofing material can fade over time. Our reflective coating will not only protect the roof from aging but also preserve its color, improving your property’s overall appearance.

LOW MAINTENANCE

Sealing and coating your roof will reinforce its strength and help it to endure much harsher environments for longer periods of time.

Types of Coating & Sealant

ACRYLIC COATINGS

Acrylic coating bonds to most roofing materials and is widely used for residential applications. In addition to being highly durable, it reflects away damaging UV rays and reduces heat inside the home.

100% SILICONE COATINGS

The most durable of roof coatings, 100% silicone is often used in high-end residential homes and commercial roofing applications as it does require a larger investment. Like acrylic, it also bonds to almost any roofing material, reflects UV rays and reduces heat inside but it is considered a superior product to acrylic.

TPO ROOFOVER / EDPM ROOFOVER

Often times, a more reliable solution is to cover over the existing roofing material with a new TPO or EDPM roofing system. Insulation can be installed before the new roofing material to add additional pitch to a roof or to allow the attic/home below to be cooler. Many times, a TPO or EDPM can be installed without having to change the existing roofing material or pay for the high cost of having to remove the roofing material first. Simple preparation to the existing roofing material then installing the TPO or EDPM roofing over the existing material allows a whole roof to be covered in as little as one day.
